How long will my plans take to draw?
The average set of plans for single-family residential improvements usually take 10 to 15 working days for the preliminary plans to be drawn. The customer comes in to inspect plans and make changes. The plans are then plotted and if we are doing the permit process for you, they are turned into the building department. Two story plans are a bit more complicated and will require additional time. Preliminary plans for commercial tenant improvement projects take 10 to 20 working days. Then they are approved by client, plotted and given to the building department.
What about changes?
When preliminary plans are drawn, the client is invited into our office for a session with the designer. Or we can email or fax the plans to the client for approval for final acceptance. Changes are made at this time and are part of the design process. Once the plans are plotted, the design is approved and accepted by the client. After this time, changes can be made, but at additional costs. Any changes or additional square footage not contracted for in original contract will be billed to client.
What will my plans cost?
The cost for plans varies depending upon the square footage and scope of the project. Second stories add to the costs. Also how complex the proposed project is might add to the costs . However, in any case, you'll find our fees to be among the most reasonable. Quotes are given upon request. (See Proposal Request Form)
Do I have to obtain permits or can AADGSD do this for me?
If you have plenty of time, you may elect to obtain your permits yourself. But we are experts and can process your plans through permits fast and easy. Ask us for more information. AADGSD's fee to process permits is also reasonable.
Do you offer construction services?
As a general rule, we do not offer construction services in the role of general contractor. However, if we see a project we like, we may bid on it. We also have contacts with many highly qualified contractors in this area. We'll gladly furnish you with their names and phone numbers upon request.
